Premium Chalets Short-Term Rental Agreement
- The Landlord may inspect the premises without prior notice at any time to enforce this agreement. If the Tenants violate any term, the rental period may be terminated immediately. The Tenants waive all rights to process if they fail to vacate upon termination and shall vacate at the expiration time and date of this agreement.
- No telephone service is provided. (A long-distance block may apply; use a calling card for toll calls. Emergency services can be reached by dialing 911), if applicable.
- The Tenants shall maintain the premises in a good, clean, ready-to-rent condition and use the premises lawfully and carefully. At departure, the premises must be immediately habitable for the next tenants. Tenants shall pay for maintenance and repairs if the premises are left in a lesser condition. The Landlord may deduct such costs from the security deposit for tenant-caused damage. Tenants are not responsible for damages that occurred prior to the rental period.
- The Tenants shall dispose of all waste lawfully and place trash in the curbside bins for pickup. Garbage is collected early Monday morning. Do not leave trash outside for long periods, as it attracts animals.
- The Tenants shall pay for any damage to the premises beyond normal wear and tear.
- The Tenants shall not sublet the property.
- No more than eight (8) persons may reside or sleep on the premises.
- Tenants shall behave in a civilized manner and be good neighbors, respecting the rights of surrounding property owners. Excessive noise or disturbances are prohibited. Upon notice from the Landlord, Tenants must cease such behavior immediately. Repeated disturbances are grounds for immediate termination of this agreement and immediate vacating of the premises.
- No smoking is permitted inside the premises. Smoking is permitted outside only.
- The Landlord shall provide linens and basic kitchenware, including cups, glasses, wine and beer glasses, cutlery, dishes, pots, pans, mixing bowls, and other basic amenities. Toilet paper, soap, dish and dishwasher detergent, laundry soap, shampoos, and other consumables may be provided. If consumables are present upon arrival, the Tenant may use them.
- The Tenants and their Guests shall indemnify and hold harmless the Landlord from all claims of personal injury or property damage or loss arising from use of the premises, unless caused by the Landlord’s negligence or willful misconduct. The Landlord’s property insurance does not cover Tenants’ personal property; Tenants should obtain their own insurance if desired.
- The Rental Deposit is fully refundable up to six (6) weeks prior to the start of the rental period. Within six weeks of the start date, the Landlord may retain the initial Rental Deposit at the Landlord’s discretion. The security deposit is fully refundable upon cancellation or upon departure after the Landlord’s property inspection.
- If the Tenants clearly breach this Agreement and the breach cannot be resolved by mutual agreement, the Tenants agree to pay all reasonable costs, attorney’s fees, and expenses incurred by the Landlord in enforcing this agreement.
- This Agreement is for transient occupancy only. Tenants do not intend to make the property a residence or household.
- Outages (utilities or services) may occur and are beyond the Landlord’s control. No refunds or compensation will be given for outages. If an outage prevents the Tenants from taking possession, the Landlord will refund all deposits and rental fees within four (4) weeks of notice.
- No refunds will be issued for shortened stays or ruined expectations due to weather conditions.

- Tenants are responsible for learning safety precautions and warning signs regarding water conditions and swimming in or around the lake. A responsible adult must supervise minors while they swim. The lake can be dangerous; Tenants accept the risks. Use caution when exiting the front of the cottage; the lake is in close proximity to entryways and can be a hazard. There are no rails to prevent a fall into the lake.
- No firearms are allowed on the premises.
- The property shall be used for legal purposes only. Illegal activities, including but not limited to abuse of any person or harboring fugitives, will result in termination of this agreement without refund.
- The property contains gas appliances (stove/cooktop, heating, grill, and other gas-powered items). Seek assistance from management if proper operation is not fully understood.
- A fire extinguisher is installed near the kitchen. It was fully charged at the last inspection. Tenants must immediately inform management if it becomes less than fully charged and agree to use it only in true emergencies.
- Fire alarms are installed and believed to function properly at the time of rental. Tenants must notify management without delay if an alarm chirps or indicates a low battery.
- A carbon monoxide detector is installed. Tenants accept the associated risks and will take reasonable precautions to avoid carbon monoxide accumulation.
- Tenants shall secure the property by locking doors, windows, and other access points when prudent.
- Valuable items left behind will be held and reasonable efforts made to contact the tenant. Items unclaimed for more than six (6) months become the property of the Landlord. The Landlord is not liable for the condition of such items.
- HVAC settings: Air conditioning shall not be set below 75°F and heat shall not be set above 78°F. The fan setting shall be “Auto.” Doors and windows shall remain closed when heat or air conditioning is in operation.
